Exploring Site Options

Before arriving at the proposals presented on this website, we undertook an in-depth optioneering exercise where several options for the site were considered in detail regarding the level of retention / demolition of the existing buildings, structures and foundations.

Different development concepts were assessed, ranging from a ‘light touch’ refurbishment of the existing assets to complete demolition and new build.

‍

The different options were tested with technical teams, and each team evaluated the options in the context of their discipline. These were:

Energy & Carbon
‍Prioritising reduction of Upfront Carbon and balancing operational vs embodied.

Health & Wellbeing
‍Reviewing the impact of floor to ceiling heights and glazing areas on daylighting and highlighting the importance of building occupants in building design.

Surroundings
Improving the public realm for Birmingham City Centre and bringing ecological enhancement to Birmingham City Centre.

Circular Economy
‍Reducing waste in building design and reusing materials from the existing building wherever possible.

This exercise allowed us to make an informed decision regarding the scheme we have brought forward for public consultation, proposing an exciting new development which responds to Birmingham City Council’s Vision whilst incorporating partial retention of existing structures and foundations.
