The development site currently comprises brownfield land with multiple existing structures and current uses.

There are three existing buildings:

• Rackhams/House of Fraser – the now-vacant eight-storey structure, constructed in reinforced concrete and clad in Portland stone, built in phases between 1957 and the late1960s to designs by T.P. Bennett & Son
• One Temple Row (Temple Point) – a 15-storey building comprising office space
• 43 Temple Row - comprising office space and ground floor retail, designed by James A. Roberts Associates and built in 1980

The North Western Arcade is also located through the centre of the Site and comprises a pedestrian walkway between Corporation Street and Temple Row.

The Network Rail tunnel serving Birmingham Snow Hill and Moor Street Stations is located directly beneath the Site, encased within a series of concrete protective structures forming the tunnel shield.
